Sauna Setback Requirements From Property Lines
Before you start building a foundation or ordering your outdoor sauna, there's one thing that can derail the whole project: setback requirements. These are the minimum distances your sauna must be from property lines, and they vary a lot depending on where you live.

What Are Setback Requirements?
Setbacks are the minimum distances that structures must be from property lines, other buildings, easements, and sometimes natural features like waterways. They exist to maintain space between neighbors, provide fire breaks, preserve sight lines, and ensure access for utilities and emergency services.
Outdoor saunas are typically classified as accessory structures, the same category as sheds, gazebos, and detached garages. The setback rules for accessory structures are usually less strict than for your main house, but they still exist and they're enforced.
Typical Setback Distances
While every jurisdiction is different, here are the ranges you'll commonly encounter:
- Side property line: 3 to 5 feet (most common is 5 feet)
- Rear property line: 3 to 10 feet (rear setbacks are sometimes more relaxed than side setbacks)
- Front property line: 15 to 25 feet (most people don't install saunas in front yards, but Keep in mind)

- From other accessory structures: 5 to 10 feet in some areas
Urban and suburban areas tend to have stricter setbacks (5-10 feet) while rural properties often have more relaxed rules (3-5 feet or even none for small structures).
How to Find Your Specific Setback Requirements
Don't guess on this. Here's how to get the actual numbers for your property:
- Call your local building department - This is the fastest route. Tell them you want to install an outdoor sauna and ask about accessory structure setbacks. Most departments will give you the information over the phone in minutes.
- Check your property survey - Your survey (from when you bought the house) shows property lines, easements, and sometimes setback lines. If you don't have a copy, your county recorder's office should have one on file.
- Look up your zoning code online - Many municipalities post their zoning ordinances online. Search for your city or county name plus "zoning code accessory structure setback."
- Check for HOA rules - If you have a homeowners association, they may have additional restrictions beyond what the city requires. HOA setbacks can be stricter than municipal ones.
Special Cases That Affect Setbacks
Corner Lots
If your property is on a corner, you have two "front" setbacks instead of one. This means the side of your yard that faces the street gets front-yard setback treatment, which is usually 15 to 25 feet - much more than the typical side-yard 5 feet. This can significantly limit where you can place a sauna.
Easements
Utility easements, drainage easements, and access easements can run through your property. You generally cannot build within an easement, and these take priority over your plans regardless of setback rules. Check your survey for easement locations.
Wood-Fired Saunas
Some jurisdictions apply different (usually stricter) setbacks for wood-burning structures. The chimney creates additional considerations - many codes require chimney caps to be at least 10 feet from any neighboring structure, which effectively increases the required setback for wood-fired saunas.
Waterfront Properties
Properties near lakes, rivers, wetlands, or coastline often have additional setback requirements from the water's edge. These can be significant - sometimes 50 to 100 feet from the ordinary high-water mark. State environmental regulations may override local zoning in these cases.
What Happens If You Ignore Setback Rules?
This is not one of those situations where it's easier to ask forgiveness than permission. If you build within the setback:
- Neighbor complaint - A neighbor who notices your sauna is too close to the property line can file a complaint with the building department. This triggers an inspection.
- Code enforcement - The building department can require you to move or remove the structure. Moving a 2,000-pound sauna after it's installed is exactly as miserable as it sounds.
- Selling complications - When you sell your home, the buyer's inspector or surveyor may flag a setback violation. This can delay or kill the sale, or force you to address it at the worst possible time.
- Insurance issues - If your sauna causes damage (fire, for example) and it was built in violation of code, your insurance company has grounds to deny the claim.
Can You Get a Variance?
If your property is too small to meet setback requirements, you may be able to apply for a variance - a formal exception to the zoning rules. The process typically involves:
- Filing an application with your zoning board
- Paying a fee ($100-$500 in most areas)
- Notifying adjacent neighbors
- Attending a hearing where you explain why you need the exception
- The board votes to approve or deny
Variances are more likely to be granted when you can show that strict application of the rule creates a hardship specific to your property (unusual lot shape, topography, etc.) and that the reduced setback won't negatively impact neighbors.
Planning Your Sauna Placement
Before ordering your sauna, grab a tape measure and your property survey. Walk your yard and measure the distances from potential sauna locations to every property line. Mark the spots that meet all setback requirements, and then choose the one that's most convenient, has the best drainage, and works for your electrical run.
